Q. How much is the initiation fee and what are the yearly dues?
A. The current initiation fee is $21,000 and the yearly dues for 2013 are $3,250.
Q. What is Cuscowilla?
A. Cuscowilla on Lake Oconee is a 700 –acre gated resort and residential community located in Putnam County, Georgia. The property is bordered by six and one-half miles of water-front of Lake Oconee, Georgia’s second largest lake. Cuscowilla’s master plan provides for a limited number of home sites and luxury villas most of which are lake oriented. Cuscowilla’s golf course was designed by architect Bill Coore and two time Masters Champion Ben Crenshaw. The course has been named the “#1 Best Residential Golf Course in Georgia” by Golf Week Magazine in 2013, the “# 2 Best Course you can pay in Georgia by Golf Magazine in 2013 and One of the Top 100 Courses you can play in America by Golf Magazine in 2013..” The Waterside restaurant is popular with locals and visitors alike.
Q. What is The Residence Club at Cuscowilla?
A. The Residence Club at Cuscowilla is a member owned, private residence club. The Residence Club at Cuscowilla, Inc. is a not for profit Corporation that has been formed for the purpose of owning and managing residence at Cuscowilla for its members. Memberships, which represent an equity interest in the club, are offered under the membership plan.
Q. What does the club at Cuscowilla own?
A. The Club at Cuscowilla owns stunning three bedroom, three bath lake villas located in the Lake Village area of Cuscowilla. There are no more than seventeen memberships in the club for each villa owned. The Club at Cuscowilla does not own, nor does it have operational responsibility for The Golf Club or The Lake Club.
Q. What are the advantages of Membership?
A. The Club at Cuscowilla allows members the opportunity to access high quality accommodations and amenities on Lake Oconee for a fraction of the cost of second-home ownership in competitive communities. The Club at Cuscowilla centers on quality of life, family, flexibility, and value. Lake Oconee itself; 19,000 acres, great fishing, pristine and controlled, is central to the theme. The Club provides the weekend getaway, the family vacation place, activities for the whole family, relationships, and fun.
Q. What facilities are available to Members?
A. The Club at Cuscowilla provides use of a three bedroom master suite villas on a space available yet prioritized basis. Year round access to on-site amenities, which may include tennis, Lake Club, golf, etc., will be included in membership dues (some charges, surcharges and/or limitations may apply.) In additional, the Club will own various non-motorized watercraft for members use. All unit maintenance, upkeep, refurbishment, cleaning, etc., is provided by on-site staff supervised by the Club manager. There is a common area including a swimming pool, lounge chairs, and bar-b-que area. The Club Villas are in close physical proximity to the Lake and the primary amenities.
Q. What about Golf Membership?
A. Each Club Villa has four individual memberships that run with occupancy; two individual memberships for each living area. This will provide green fees for four if you are using the entire villa or green fees for two if you are just using the lockout. Guest fees are available for members not in residence.
Q. What is a National Golf Membership?
A. A National Golf Membership is a special non-residence golf membership available only to Club at Cuscowilla Members. The National Golf Membership provides full golf privileges with preferred initiation fees and dues structure.
Q. What are the reservation requirements?
A. You are permitted to have two reservations on the books at any one time (points permitting). However, one must be in the first six months of the year and one in the second six months of the year. Each reservation must be a minimum of two days, with one over a weekend and one mid-week.
Q. How does the points system work?
A. Each week receives a designated number of points for the use of the complete unit on a non priority (reserved less than three months in advance) basis. Priority features such as longer advance reservations, holiday weeks, Masters week, etc., will each require additional points.
Q. What if I use all my allocated points?
A. When a member has reserved time and/or priority features that equal their allocated usage for that year then they may be accommodated during “space available” time which has a seven day in advance reservation window but does not require points to use.
Q. What will the annual dues be based on?
A. The annual dues will be based on an operations budget including prorations for all costs of management and operations as well as reserves and access fees for the existing amenities.
Q. Will there be any other fees in addition to the annual dues?
A. Cleaning fees, other than an annual deep clean, will be charged on an as used basis with a per week or per departure minimum. Daily service will also be a available for a charge. One week in each calendar year will be set aside for major cleaning and refurbishing of each unit.
Q. What if I wish to resign sometime in the future?
A. In the event that a member wishes to resign, then his membership must be reassigned through the Club. After a certain level of memberships has been issued (102), one in every ten new memberships may be a reassignment of a resigned membership. The equity returned to the resigning member is eighty percent of the then current cost of membership. The developer will also have the right but not the obligation to directly redeem the membership from a member.
USE OF CLUB VILLAS
The use of the Club Villas is subject to advance reservations on a first-come, first service basis. In order to create parity in advance reservations, each member will receive an equal number of Priority Points to be used in reserving time. Each villa may be reserved in its entirety including the master suite and main living area or as components; the two bedroom main living area or the lock-out master separately. These components are each given a point allocation for use which maybe changed from time to time based on historical demand and as determined by the Board of Directors.
Mid-week days and weekend days will be given specific point allocations. Certain high demand times of the year will require a Priority Point surcharge (up to twenty percent). These Priority Point allocations are subject to change based on historical demand once established.
Reservations may be up to one year in advance provided that dues are current for the year in which reservations are made.
Reservations made from nine months to one year in advance will require a Priority Point surcharge of twenty percent. Reservations made from six to nine months in advance will require a Priority Point surcharge of ten percent. Reservations made from three to six months in advance will require a Priority Point surcharge of five percent, etc.
There is a two day minimum reservation (three days for reservations made over nine months in advance.)
A departure clean up fee (currently $90 for a full villa or prorate for individual components – i.e., $30 per bedroom) is charged for each stay regardless of duration except that there must at least one cleaning per week.
For the comfort of all Members and to minimize special maintenance, smoking and/or pets are not permitted in the Club Villas at any time.
USE OF AMENITIES
GOLF HOUSE - Our 14,000 sq. ft. Golf House overlooking the 14th green of the Golf Course” provides our members the ultimate golf experience from their private bar and lounge to the fitness center. The Pro Shop provides our members a complete line of the latest golf fashions for women and men. A state-of-the-art conference room will is available for private functions with catering assistance to meet your food and beverage needs.
GOLF – Each villa has four individual memberships that run with occupancy; two for the main living area and two for the master suite. Additional rounds in the same day may be played for payment on a space available basis. Advance
Tee times may be made by the member at the time that they reserve the villa.
Members with guest not covered by the individual membership (i.e., guest in the main living area when only that portion is reserved) may play for the member’s guest rate.
Members not in residence, who do not have any other category of golf membership, may make tee times fourteen days in advance and play for the member guest rate.
The “free in residence” golf, for those it applies to is permitted for tee times from 12:00 noon the day of check in to 12:00 noon the day of check-out. This also should add to the enjoyment of our membership in the Club.
TENNIS – Court times may be reserved through the club manager. The courts are a part of the Lake Club which is available to all property owners and guest. Use and reservations will be in accordance with posted guidelines.
POOL(S) – The pools at the Lake Village and the Resort Swimming Pool are available to all members, property owners, and guests.
OTHER - Other amenities, services, events and recreational options may be made available from time to time which may or may not require reservations and/or surcharges.

Each member shall receive 9,000 Priority Points per year. Priority Points may only be used for the year issued.
