Q. What is The Residence Club at Cuscowilla?
A. The Residence Club at Cuscowilla is a member owned, private residence club. The Residence Club at Cuscowilla, Inc. is a not for profit Corporation that has been formed for the purpose of owning and managing residence at Cuscowilla for its members. Memberships, which represent an equity interest in the club, are offered under the membership plan.
Q. What does the Residence Club at Cuscowilla (RCAC) own?
A. The RCAC owns 6 stunning three bedroom - three bath lake villas located in the Lake Village area of Cuscowilla. There are no more than seventeen memberships in the club for each villa owned. The RCAC does not own, nor does it have operational responsibility for The Golf Club or The Lake Club.
Q. What are the advantages of RCAC Membership?
A. The RCAC allows members the opportunity to access high quality accommodations and amenities on Lake Oconee for a fraction of the cost of second-home ownership. The RCAC centers on quality of life, family, flexibility, and value. Lake Oconee itself; 19,000 acres, great fishing, pristine and controlled, is central to the theme. The Club provides weekend getaways, a family vacation place, activities for the whole family, relationships, and fun.
Q. What facilities are available to Members?
A. The RCAC provides use of one or more three bedroom master suite villas on a pre-reserved or space-available basis. Year round access to on-site amenities, which include tennis, Lake Club, golf, etc., are included in the membership dues (some charges, surcharges and/or limitations may apply.) There is a common area including a swimming pool, lounge chairs, and bar-b-que area. The Club Villas are in close proximity to the lake and the primary amenities.
Q. What about Golf Membership?
A. Each RCAC Villa has four individual golf memberships that run with occupancy; two individual memberships for each living area. This provides green fees for four if you are using the entire villa or green fees for two if you are just using the lockout or main section. Guest fees are available for members not in residence.
Q. What is a National Golf Membership?
A. A National Golf Membership is a special non-residence golf membership available only to RCAC Members. The National Golf Membership provides full golf privileges with preferred initiation fees and dues structure.
Q. What are the reservation requirements?
A. Each RCAC Member is permitted to have two reservations on the books at any one time (points permitting). Each reservation must be a minimum of two days if staying during the weekend.
Q. How does the points system work?
A. Each RCAC Membership receives 9000 points at the beginning of the calendar year. Each member may hold up to 2 reservations at a given time. Each 3 bedroom villa costs 300 points per weeknight (Sun-Thur) and 750 points per weekend night (Fri-Sat). New reservations can be made once a member “checks-in” for his/her current reservation. Additional use of villas are allowed outside of the reservations by reserving vacant villas no earlier than 7 days in advance on “Space Available” basis. On these stays, no points are used, only the cleaning fee is due.
Q. What if I use all my allocated points?
A. When a member has used all 9000 points in a calendar year, he/she may be accommodated using “space available” time which has a seven day in advance reservation window but does not require points use. Several Members purchase additional points from other members who do not use their full allotment.
Q. What are the annual dues based on?
A. The annual dues will be based on an operations budget including prorations for all costs of management and operations as well as reserves and access fees for the existing amenities.
Q. Will there be any other fees in addition to the annual dues?
A. Cleaning fees, other than an annual deep clean, are charged upon checkout. Daily service will also be available for a charge. One week in each calendar year will be set aside for major cleaning and refurbishing of each unit.
Q. What if I wish to resign sometime in the future?
A. In the event that an RCAC member wishes to resign, his membership must be reassigned through the Club. The resigning member places his/her name on a desire to exit waitlist. As new RCAC members join, members on the waitlist are cycled through in sequential order. Vacated or abandoned memberships take 1st priority on the waitlist with a goal to keep the RCAC 100% full. The equity returned to the resigning member is eighty percent of the current market RCAC initiation cost.
USE OF CLUB VILLAS
The use of the Club Villas is subject to advance reservations on a first come, first service basis. In order to create parity in advance reservations, each member will receive an equal number of Priority Points to be used in reserving time. Each villa, or multiple villas, may be reserved in its entirety including the master suite and main living area or as components; the two bedroom main living area or the lock-out master separately. These components are each given a point allocation for use which may be changed from time to time based on historical demand and as determined by the Board of Directors. (see schedule below)
Reservations may be up to one year in advance provided that dues are current for the year in which reservations are made.
A departure cleaning fee (currently $100 for a full villa, $80 for the main unit and $40 for the lock out suite) is charged for each stay regardless of duration.
For the comfort of all Members and to minimize special maintenance, smoking and/or pets are not permitted in the Club Villas at any time.
USE OF GOLF HOUSE AMENITIES
Our 14,000 sq. ft. Golf House overlooking the 14th green of the Golf Course provides our members the ultimate golf experience from their private bar and lounge to the fitness center. The Pro Shop provides our members a complete line of the latest golf fashions for women and men. A state-of-the-art conference room will is available for private functions with catering assistance to meet your food and beverage needs.
Members with guest not covered by the individual membership (i.e., guest in the main living area when only that portion is reserved) may play for the member’s guest rate.
Members not in residence, who do not have any other category of golf membership, may make tee times fourteen days in advance and play for the member guest rate.
TENNIS – Court times may be reserved through the club manager. The courts are a part of the Lake Club which is available to all property owners and guest. Use and reservations will be in accordance with posted guidelines.
POOL(S) – The pools at the Lake Village and the Swimming Pool are available to all members, property owners, and guests.
OTHER - Other amenities, services, events and recreational options may be made available from time to time which may or may not require reservations and/or surcharges.

Reservations made seven days or less in advance do not require Priority Points to utilize regardless of demand.
Space available reservations are available for member use only. A Member must be in residence during any apace available bookings.
Only one Club Villa per Membership may be occupied on a space available basis.
Member Priority Point Allocation
Each member shall receive 9,000 Priority Points per year. Priority Points may only be used for the year issued.
